PROPERTY: 4 bed semi-detached approx 15 years old, only two viewings in 14 months on market and still unsold
BRIEF:
The property was in excellent condition structurally and decorated tastefully, first impressions were good and the asking price was reasonable for location and condition of the property.On closer inspection four main areas were identified as letting the property down. The en-suite loft conversion, cluttered box room and empty double bedroom, plus the lounge needed rearranging.
SOLUTIONS:
Following my step x step guide the client gave the loft conversion a make-over keeping to a monochrome look to save money.In the garden shed, we recycled a white, 'distressed' chest of drawers that fitted perfectly into an alcove in the double bedroom, a double bed was re-instated and dressed, a large canvas hung on one wall picked out colours from the duvet set to tie the look together - this room came to be one several viewers immediately saw as their own. The box room was cleared and a single bed re-instated. Viewers could clearly see it was a small but perfectly formed bedroom.A handyman was called to repair some damage to the lounge wall. The large brown leather corner sofa and chair could not be replaced, so we removed the armchair and dressed the sofa in bright cushions picking out the colours from various artwork on the walls.
RESULT:
A transformation that wowed viewers and less than two weeks later the house that had lingered on the market for over a year was sold.Buyers take just 30 seconds to decide if your house is their future home - first impressions count. House makeover TV shows can't emphasis it enough, and research shows that failing to re-fresh and de-clutter your home could be putting off more than half of your buyers. The downturn in the property market and the poor economic climate make this even truer today.
